Details:
The two newly remodeled baths were designed to incorporate "green products" that complimented the previously remodeled kitchen. The theme carried throughout the home circles around the owners’ love for the beach. The bathrooms are equipped with dual flush commodes, stranded bamboo flooring, low VOC paints and environmental cabinets. Glass tile in water toned greens and blues are found throughout the master bath. One can't help smiling as they recall their past while viewing the hand-painted tile mural of the owner’s daughters playing by the sea shore below the kitchen bead board cabinets that are the color of sand. This remodeled home is truly a wonderful place to reside!

Outstanding Project Features:
The luxury shower is without question the outstanding feature. The shower is enclosed with glass block and has a bowed wall of glass between the bedroom and inside of shower. The shower is equipped with body sprays and a rain shower head. Blue and green glass covers the shower floor and accents the white subway tile walls with a shoulder-high border. The bamboo floor and 3/4 high bead board paneling finish the bathroom to give it a "beach retreat" feel.

Details:
This project began with an unfinished basement that the homeowner wanted to make functional for a large family and inviting to guests for entertaining. The new area added nearly 1,500 square feet. It included a home theater and play room for the children as well as an Irish pub and recreation area for the adults. To complete the project, a bedroom and bath were added to accommodate out of town guests.

As with all remodeling projects, C. Roy Homes’ main focus is to create a space that is an extension of the existing home while capturing the owners’ new ideas and needs. This goal was accomplished by extending some of the features in the lower level up to the main levels, thus creating an appealing transition from floor to floor.

Details:
This project started with a lower level that had already been finished. C. Roy Homes completely removed and then recreated the layout. The owners wanted a more functional design that was open yet cozy. This effect was accomplished by relocating the existing bathroom and replacing the stair wall with an open handrail. In order to give the lower level a cozy feel, separate areas were defined with a combination of flooring changes and by adding ceiling recesses. A fireplace with built-in book cases on either side, a custom-built wet bar and a one of a kind vanity in the bath were added to complete the project, giving the owners a new living space that was tailored to their needs.

Details:
Kitchen renovation included moving appliance locations and opening part of a wall to create a more family friendly environment. The elimination of the existing peninsula cabinet layout created space for the new island. The pantry closet was replaced with pantry cabinets. A window seat along with a family message and media center was added. This project also included new custom maple cabinetry with twelve glass doors, quartz countertops, tile backsplash with decorative inlay, plumbing fixtures, stainless steel appliances and hardwood flooring. A wide range of lighting was added including recessed lighting, interior cabinet lighting, under cabinet lights, and pendent lights to help transform this into a showplace.

Details:
This first floor renovation was recently completed by Renovations Unlimited Design Build Team.  Although the kitchen was open to the great room and the home had a first floor laundry closet; the home did not serve all of the Owner's needs.  Several options were explored ranging from just a new kitchen layout to a more aggressive rear addition with an expanded kitchen and laundry room. After exploring the options and incorporating ideas from the different plans, the final design was created. The Owner's now have a new first floor layout that meets all their needs without having to build an addition, thus preserving their rear yard living space undisturbed.

Details:
This unique must see second floor addition was built over an existing enclosed porch. It demonstrates a creative structural solution by transferring all loads through two steel columns concealed in stone columns, to reinforced concrete pads and piers, effectively minimizing foundation costs. The addition boasts a modern plan concealed in a traditional home. The master bedroom and bathroom where reconfigured to maximize space and create layout. Storage was a primary need and custom storage areas were created that utilize otherwise wasted space. The master bath contains a curved granite tub deck and a compound curving soffit. The tub skirt follows the shape of the deck and features curved cherry panels. The shower shares a curved mosaic glass tile wall with the master bedroom. The seat mirrors the curved granite on the tub deck. The addition houses an art studio with a stunning view. A quantity of windows was used to give a balance of soft natural light to the area. Specially designed attic storage was created to meet the needs of the clients. A zoned heating and cooling system was added to the second floor. The system was installed in the attic to minimize mechanical equipment in the backyard. The existing interior and exterior finishes of the home where carried throughout the addition to create a seamless transition.

Details:
The owners of the 1960's Upper Arlington ranch wanted a bigger kitchen, a family room and a more open floor plan in the living areas of their home. After looking at other homes in the community, they felt the best choice was to add on and remodel their current home, which they still loved. R.J. Landis accomplished all their goals with a redesign of the interior of the home and the addition of a sunroom and a powder room.
This project starts at the front door where walls and flooring were removed. Craftsman style columns and inlaid tile flooring now create a visual separation from the living room and dining room while maintaining an open feeling. Walls were removed in the kitchen to provide more space for a new large kitchen with a gourmet chef's island and an eating counter. The new kitchen has granite countertops, maple cabinets and stainless appliances.
A new richly appointed powder room was added off of the kitchen that features a vanity table, glass tiles and a lion's head water spout.
A large portion of the rear of the house was removed to open the new kitchen to a cathedral ceiling family room. The added room has large craftsman style windows (some with leaded art glass), a fireplace and a custom entertainment center. Hardwood flooring runs throughout the entire project which ties in to the existing home making this project almost seamless.
An existing rear porch which adjoins the new family room addition was remodeled also with a remarkably designed tile floor. A rear paver patio with landscaping and a fountain complete this Showcase project giving the homeowners exactly what they wanted in their home.

Details:
No details were overlooked in this stunning custom kitchen/laundry room renovation and addition. Semi -custom cherry cabinets with a distressed finish were used in the kitchen to create a functionally efficient and classically elegant space, rich with architectural detail, and proper proportions that has become the focal point of the home. The kitchen boasts a highly sculpted ceiling with dramatic over scaled pendant lights centered over a raised curved counter. The floor plan was designed to facilitate easy, comfortable circulation for groups of 50 to 80 guests, yet be comfortably scaled for the family of five. The kitchen works in conjunction with the re-designed living room, divided by a view thru direct vent fireplace which opens to the dining area and family room. The granite counter tops, copper tiles and backlit glass panels accent the design. Existing details such as hardwood floors and textured ceilings were carried into the remodeled areas to create a seamless transition. Marvin Integrity windows flanked by Marvin sliding doors create a breathtaking view to the landscaped backyard and ponds. Painted custom cabinetry with bead board accents creates a soft, clean laundry/mudroom. Five custom designed lockers provide storage space and a dedicated docking/charging cabinet for the whole family. Granite counter tops and a slate look floor tile finish the details in this room providing a perfect flow into the kitchen, as well as concealed in-cabinet laundry chute from the master bedroom.

Type of Job: First Floor Addition and Renovation

Details:
Major changes to this ordinary two-story Worthington home create outstanding improvements to the kitchen, family room, den and mud/laundry room area of the first floor. The typical kitchen with window looking out the back of the home was reversed, allowing for the rear of the home to be opened up with 25 feet of windows. The new 'bistro' style kitchen features a stone surround alcove incorporating a 5-foot Wolfe range. The nine-foot island with custom floating beam ceiling, hickory cabinets and granite countertops makes this a truly exceptional kitchen. The existing living room was divided into two separate spaces. The front half of the living room was converted to a den, completely paneled in hickory, incorporating bookcases and ceiling beams. The back half of the living room was opened up to the existing family room and a theatre alcove was created with wide screen TV and surround sound. Finally, a small addition allowed for the creation of a wonderful family entry, featuring children's cubbies, laundry facilities, walk in pantry and powder room.

Kitchen Renovation included the removal of existing dropped ceiling and soffits. This allowed for taller wall cabinets which helped create a more open feel, along with more storage space. Existing island was enlarged along with the addition of a custom glass upper level. Desk area was converted into a beautiful dry bar with under counter refrigerator and art glass cabinet doors. This project also included new cherry cabinetry, emerald pearl granite countertops, porcelain tile backsplash with decorative glass inlay, plumbing fixtures, stainless steel appliances and hardwood flooring. This original 2,300 square foot ranch was entirely remodeled to fit its new owners’ needs. It features many upgrades and is now elegant, warm and open. First, two additions seamlessly melded new space and old and added approximately 1,000 square feet to the home.
